our loan servicing is easy to set up




Set Up Basic Loan Service:


To set up a new loan servicing account, simply email or fax the following loan service set up documents:

  • Signed Promissory Note
  • Signed and Recorded Deed of Trust
  • Any Assignments of Deed of Trust
  • Borrower's phone number, email and mailing addresses
  • Lender's phone number, email and mailing addresses
  • Completed W-9 for borrower and lender with copy of ID
  • Payment history if any payments have already been paid

That's it.


Set Up Fee: $45


We will send you the Loan Servicing Agreement for the lender's signature. Once the signed agreement is received, we will forward ACH Set Up Instructions for completion. We will notify the borrower and send the lender the monthly payments after deducting the loan servicing fee.


Our Basic Loan Servicing does NOT include: Monitoring any property taxes, fire insurance or other liens, pre-foreclosure or default collection. Please note, if the borrower is delinquent, we will retain the late charge to cover the additional costs of collection.

Set Up Comprehensive Loan Service:


To set up a new full service loan account, simply email, fax or mail the following documents:

  • Signed Promissory Note
  • Recorded Deed of Trust (conformed copy acceptable)
  • Any Assignments of Deed of Trust
  • Fire insurance declaration page and agent phone number
  • Any impound funds withheld and impound agreement
  • Borrower's phone, email and mailing address
  • Completed W-9 for borrower and lender with copy of ID
  • Payment history if any payments have already been paid

Once the information is received we will forward ACH Set Up Instructions for completion to take advantage of electronic payments.



what can unified mortgage service, inc. do for me?



As your loan servicing management team, Unified Mortgage Service, Inc. performs a full line of in-house loan services for you depending on the level of service you request:

  • Demands and collects loan payments from the borrower.
  • Issues loan payment coupons or statements to assist borrowers in making timely payments.
  • Calculates and issues annual tax reporting forms reporting the amount of interest paid and interest income.
  • Issues loan payment distributions twice a month. Each check provides the lender with a state-of-the-art, computerized accounting of the loan payment transactions.
  • Sends month-end distributions to each lender accompanied by monthly statements. These valuable statements provide a complete detailed itemization of the loan payment activity and other pertinent information.
  • Calculates borrower payoff statements and issues credit verifications for a fee to the borrowers.
  • Instigates recording the Deed of Reconveyance, transferring title back to the borrower when the loan is paid in full.


Additionally we may offer the following services for full service:

  • If necessary, collaborates with Trustee, C.N.A. Foreclosure Services, Inc., who handles foreclosure proceedings from recording the Notice of Default to the Trustee's Sale or Rescission
  • If necessary, interfaces with attorneys in coordinating legal proceedings if bankruptcy is filed
  • For full service, may collect an impound account for taxes and/or fire insurance and respond to fire insurance coverage cancellation notices and may arrange fire policies to protect the beneficiary's interest.
  • For full service, closely monitors each loan account to deter delinquent payments, sending collection notices and phoning delinquent loan accounts as applicable.
  • For full service, may collect and distribute loan payments for All Inclusive Trust Deeds (Wrap Around), multiple beneficiaries on a loan transaction, interest only loans, amortized loans...
  • May calculate and mail withholding forms 593
