our basic loan servicing is easy to set up



Set Up Basic Loan Service:


To set up a new basic loan servicing account, simply email, fax or mail the following loan servicing set up documents to our office:

  • Signed Promissory Note
  • Signed and Recorded Deed of Trust
  • Any Assignments of Deed of Trust
  • Borrower's phone number, email and mailing addresses
  • Lender's phone number, email and mailing addresses
  • Completed W-9 for borrower and lender with copy of ID
  • Payment history if any payments have already been paid

That's it.


Set Up Fee: $45


We will send you the Loan Servicing Agreement for the lender's signature. Once the signed agreement is received, we will forward ACH Set Up Instructions for completion if desired. We will notify the borrower and send the lender the monthly payments after deducting the loan servicing fee.


Our Basic Loan Servicing does NOT include: Monitoring any property taxes, fire insurance or other liens, pre-foreclosure or default collection. Please note, if the borrower is delinquent, we will retain the late charge to cover the additional costs of collection.

As your loan servicing management team, Unified Mortgage Service, Inc. performs a full line of in-house loan services for you depending on the level of service you request. Basic loan servicing can include:

  • Demands and collects loan payments from the borrower.
  • Issues loan payment coupons or statements to assist borrowers in making timely payments.
  • Calculates and issues annual tax reporting forms reporting the amount of interest paid and interest income.
  • Issues loan payment distributions twice a month. Each check provides the lender with a state-of-the-art, computerized accounting of the loan payment transactions.
  • Sends month-end distributions to each lender accompanied by monthly statements. These valuable statements provide a complete detailed itemization of the loan payment activity and other pertinent information.
  • Calculates borrower payoff statements and issues credit verifications for a fee to the borrowers.
  • Instigates recording the Deed of Reconveyance, transferring title back to the borrower when the loan is paid in full.
